Selling a home

Show careful buyers a house they can trust.

Today's buyers ask about radon results, well tests, heating age and what's behind the new paint. Jacob helps you answer those questions before they come up, so fewer surprises reach the inspection.

Before listing, Jacob reviews

  • Repairs worth making, and ones better left to the buyer
  • Records you already have: tests, permits, service history
  • Moisture or drainage issues an inspector will find anyway
  • Upgrades worth describing accurately in the listing
  • Comparable sales, not asking prices

The process

How it goes

  1. 01

    Walkthrough

Jacob walks the house as a builder and as a buyer would, and gives you a short list of preparation priorities with rough effort and cost.
  2. 02

    Records and pre-listing tests

Gather service records, permits and past results. Where it helps, schedule a radon or water test so the numbers are in hand.
  3. 03

    Pricing

A price based on recent comparable sales and the house's real condition, with the reasoning written down.
  4. 04

    Presentation

Photography, a careful description and showings that point out real work: the new drainage, the vented hood, the updated panel.
  5. 05

    Negotiation and inspection response

When the inspection report arrives, a builder's read on what's significant, what's routine and what's reasonable to offer.
“He struck that golden balance of being cost-efficient while making high-impact choices on finishes… Jacob is a true gem in his field.”
Sam Hammerman, Big Wave Properties · Ten-unit apartment conversion, Manchester, NH (2022–2023)
