Buy a house with a builder beside you.
Jacob Leon Watson spent years inside walls before he started selling houses. He helps you weigh water, moisture, air, materials and light before you commit, whether you're buying, selling or renovating.

Meet Jacob
A contractor's son who went on to build, and then to sell.
Jacob grew up on his father's job sites and went on to lead renovation and redevelopment work across New England, from full gut renovations to a ten-unit apartment conversion in Manchester.
He brings that experience to real estate. At a showing he's looking at the grading, the basement, the mechanicals and the finishes. Those details decide how a house will feel to live in, and what it will cost to keep.
Three ways to work together
Each one starts with a free conversation about the house and what you need from it.
- BuyingSee past the staging.Showings with a builder's walkthrough, a clear list of specialists to hire, and negotiation grounded in what the house actually needs.
- SellingPresent the house honestly and well.Prep priorities that matter to careful buyers, organized records of tests and upgrades, and pricing from real comparable sales.
- RenovatingSequence the work in the right order.Planning help that puts water and moisture first, then air and materials, so money isn't spent on finishes that need to be torn out later.
What Jacob looks at
Six things a listing won't tell you
None of this replaces a licensed inspector or lab test. It tells you which ones to order, and which findings matter for price and plans.
- 01
Water
Source, treatment and the date of the last test. Private wells are common here and need testing on a schedule.
- 02
Moisture
Grading, gutters, basement history and the stains people paint over. Most indoor air problems start as water problems.
- 03
Air & combustion
Exhaust that actually vents outside, safe appliances, CO alarms, radon results, and a plan for fresh air in tight houses.
- 04
Materials
What's already in the walls and floors, what a renovation will add, and whether pre-1978 paint needs careful handling.
- 05
Light & layout
Orientation, window placement and how rooms get used through a New Hampshire winter.
- 06
Land & systems
Septic, drainage, heating age, electrical capacity, and what the next ten years of maintenance really look like.
“Jacob is also really knowledgeable about environmentally friendly and wellness-oriented materials… He immediately understood exactly what she was looking for and had the experience to execute it flawlessly.”
“He struck that golden balance of being cost-efficient while making high-impact choices on finishes… Jacob is a true gem in his field.”
