Buying a home

Know what you're buying before you fall for it.

Most buyers see the kitchen. Jacob sees the grading, the sump, the flue and the age of the boiler. He helps you tell which houses deserve an offer, and what to test before you close.

At a showing, Jacob checks

  • Where water goes around and under the house
  • Basement staining, efflorescence and fresh paint in odd places
  • How the kitchen and baths actually exhaust
  • Heating, water heater and electrical panel age
  • Renovations that were done well, and ones that were only cosmetic

The process

How it goes

  1. 01

    The brief

A conversation about how you live, which towns fit, and which priorities matter most to you: water, land, layout, commute, budget for upgrades.
  2. 02

    Search and screening

Jacob searches current inventory and reads disclosures, photos and listing history before a showing. Many houses are ruled out at this stage.
  3. 03

    Showings with a builder's walkthrough

Time on the systems, the envelope and the site as well as the rooms. You leave with notes on likely costs and questions for the inspector.
  4. 04

    Offer and due diligence

An offer structured around the right contingencies: home inspection, radon, well water, septic and anything else the house calls for.
  5. 05

    Closing and the first year

A short, prioritized list of what to address first after you move in, starting with water, moisture and safety.
